Q) What is a home equity or "hard money" loan?
A) A loan that is secured by the remaining equity in your house. We don't look at your credit history, just what amount of cash your house has built up inside it.

Q) Why are so many people in foreclosure today?
A) During the late 1990's, the US government started a housing initiative aimed at allowing an increased number of people to become home owners, who other wise would not quality for a loan based on their poor credit history and low paying jobs. This resulted in people who normally would not qualify for a loan (based on their credit score and income) to all of a sudden be worthy of a credit line. The new lending practice was called the "sub-prime" lending market because the people who were getting these new loans were doing so at a higher rate of interest, not the prime, low rate... and this is where the touble started. To entice people to get into these higher interest rate loans, a 2 years low interest rate teaser was put in place followed by a 28 year high interest rate, something called a "2-28 loan". Once the 2 years was up, many people who took the gamble of "my job will eventually pay me more money to cover the increased loan payment", lost out and now can not afford to keep their homes.
